Rental Criteria

Basic Criteria

Income

  • Must have three times rental rate in gross income per month
  • Must be verifiable income for the past two months
  • Prefer earned income but will consider other types of income (i.e. SS, Disability, Pension, etc)
  • Using student loan must have a guarantor (i.e. parent) willing to be responsible for full rent.  

Rental History

  • No recent evictions 
  • Good previous landlord references
  • No lease violations
  • No city code violations

Credit History

  • Reviewed on a case by case basis 
  • Good history of paying bills without judgments
  • Medical bills and foreclosures are not an automatic disqualification.  If concerned about those items please feel free to discuss with us.  
  • Bankruptcies must be discharged and show proof

Pets

  • Approved on a case by case basis
  • 2 pet limit
  • Adds $30 per month and a pet deposit of $300 per pet.  $100 Non-refundable for added cleaning of home upon move out
  • Some houses may not allow any pets
  • Viscous Dogs not allowed due to our insurance.  Mixed dogs can not look like viscous dogs.
  • Pets must be registered and up to date with the vet.

Felony

  • We will not consider applicants who have unexplained felonies on their records.  You will be given the opportunity to explain your situation, if you make that request, and you will be considered.  

General Info

  • Rent advertised is for two adults and children under 17.    
  • When multiple applicants for a home we go with a point system and choose the most qualified candidates.
    • Some Basic criteria is listed above but there are several more factors that go into picking the right person for the right home.  
  • We trust but verify everything on your questionnaire/application.  We can not approve any discrepancies or missing information.
    • Its up to you to provide all information requested on forms as we don’t always have the time to follow up especially when there are multiple inquires and/or applicants.  
    • We may require payment of first and last months rent and a security deposit at lease signing should there be unverifiable items on your application, or there’s a conflict with one of our criteria for renting the home. 
  • Mowing and trimming and other utilities added to rent for student housing to ensure neighborhood compliance.
